Innovative Right-of-Way Solutions Drive Cost Savings and Project Efficiency

Applying right-of-way expertise and creative problem-solving to identify practical alternatives that reduce costs, minimize project impacts, and support successful project execution.

Service(s): Land
Market(s): Utilities

The Situation

Percheron supported a transmission infrastructure project where initial plans called for underground construction across multiple parcels lacking underground rights. The underground design was being considered due to structural concerns with existing transmission facilities, creating additional complexity, acquisition challenges, and increased project costs.

The Strategy

During our due diligence review, we evaluated the existing property rights and determined that they were sufficient to support an alternative approach. By drawing on previous project experience and a thorough understanding of right-of-way requirements, our team identified a solution that allowed for the installation of additional structures rather than underground construction. This approach aligned project needs with existing rights while reducing the need for additional acquisition efforts.

The Success

Percheron's recommendation eliminated approximately one-quarter mile of planned underground construction, resulting in reduced construction costs, fewer right-of-way hours, and significant overall project savings. The solution demonstrated the value of combining technical knowledge with innovative thinking to overcome project challenges. The success of this approach created a model for addressing similar situations on future projects, providing stakeholders with greater confidence in the project's path forward while delivering measurable efficiencies and cost benefits.
