The Situation

Percheron was engaged by a large utility‑scale renewable energy developer to assist with a 3,000‑acre mineral clearing project located in Kentucky. Percheron became the third land services firm involved after the client experienced challenges with prior work.

When Percheron assumed responsibility, the project was subject to an extremely tight deadline. The mineral title research provided by the previous firms was incomplete and unreliable, and the client had concerns regarding coal ownership and how it could impact project development and financing.

The Strategy

To meet the accelerated timeline, Percheron deployed a field agent to the project area on a full‑time basis to expedite mineral research and waiver acquisition. Simultaneously, Percheron’s title department worked quickly and diligently to correct deficiencies, update mineral title, and address gaps identified during review.

Percheron also facilitated coordination between the client and multiple coal companies operating in the project area. This proactive engagement helped clarify ownership positions and supported timely acquisitions.

The Success

Through focused field efforts, rigorous title analysis, and coordinated stakeholder engagement, Percheron successfully secured the mineral waivers required for a 160‑megawatt utility‑scale solar project. The project generated positive economic impact through tax revenue, job creation, and charitable fund contributions to the local community.

The solar facility was commissioned in 2025 and is estimated to offset approximately 4.5 million metric tons of carbon dioxide emissions over its lifespan, underscoring Percheron’s ability to resolve complex mineral ownership challenges and support large‑scale renewable development under compressed timelines.
