Mineral Clearing for Utility-Scale Solar
The Situation
Percheron was engaged by a large utility-scale renewable energy developer to assist with mineral clearing for two solar projects located in Texas. Percheron was the third land services firm involved, taking over after the client encountered issues with prior work.
At the time Percheron assumed responsibility, the project faced an extremely tight deadline. The mineral title work provided by the previous firms was incomplete and unreliable, raising concerns that mineral interests had not been fully researched within county records. Accurate mineral ownership was critical to advancing the projects and securing underwriting.
The Strategy
Given the compressed timeline and heightened risk, Percheron immediately deployed two experienced field agents to the project area on a full-time basis. This approach allowed the team to rapidly conduct thorough mineral title research directly from county records and accelerate the mineral clearance process.
Percheron identified and resolved multiple title issues, ensuring that the correct mineral owners were properly identified and contacted. The team successfully negotiated with those owners and secured the necessary mineral waivers to satisfy underwriting requirements and keep the projects on schedule.
The Success
Percheron’s efforts played a key role in facilitating the successful construction of two utility-scale solar projects. Both projects were commissioned in 2024 and are collectively estimated to generate approximately 470 megawatts of power.
In addition to supporting renewable energy development, the projects positively impacted the local economy through increased tax revenue, job creation, and ongoing financial contributions to the surrounding community. The engagement demonstrated Percheron’s ability to step into challenging situations, correct deficiencies, and deliver results under aggressive timelines.
